The electrics come next

Traditional heaters are hard-wired to a dedicated circuit from the consumer unit. A new circuit is notifiable work underPart P of the Building Regulations, so it has to be done by an electrician registered with a competent person scheme who can certify it. That is the gap between the shell price and the roughly £5,000 all-in figure, and it is the argument for siting the cabin near the consumer unit rather than three floors away from it. If hard-wiring is off the table entirely, the plug-in route is aninfrared cabin, which runs off a standard socket.
